We are committed to keeping residents safe from the risk of fire in their homes and buildings. Fire safety is a key priority, and we take our responsibilities as a landlord seriously.
Fire safety is managed in line with our Fire Safety Policy, which sets out how we meet our legal and regulatory responsibilities and how fire safety is managed across our homes and buildings.
Understanding fire safety
Fire safety includes the measures in place to prevent fires from starting, reduce the risk of fire spreading, and ensure people can escape safely if a fire does occur.
In buildings that contain communal areas, additional fire safety measures are required to protect residents, visitors, and staff.
How we manage fire safety
In line with our Fire Safety Policy, we:
- carry out fire risk assessments in buildings where required
- identify and manage fire safety risks within communal areas
- take action to address any fire safety issues identified
- manage fire safety‑related repairs and remedial works
- keep records of inspections, assessments, and actions
Our approach is focused on reducing risk and ensuring appropriate fire safety measures are in place.
Fire safety information for communal blocks
If you live in a block with communal areas, we will write to you at least once each year to provide information about the fire safety arrangements in your building.
This information will include:
- the fire safety measures in place
- your building’s fire safety arrangements
- what you should do in the event of a fire
This is to help ensure residents are informed and understand how fire safety is managed in their building.
Keeping communal areas safe
If you live in a building with shared or communal areas, it is important that these spaces are kept clear at all times.
To help keep everyone safe, please:
- do not store personal items in corridors, stairwells, or landings
- keep fire exits and escape routes clear
- report any damaged fire doors, signage, or lighting
- do not tamper with fire safety equipment
Items left in communal areas can increase the risk of fire and make it harder to escape in an emergency.
Fire safety in your home
To help reduce the risk of fire in your home:
- test smoke alarms regularly and report any faults
- follow safety guidance when cooking and using electrical appliances
- do not overload sockets
- use heating appliances safely and as intended

Clear accountability is in place within the organisation to ensure fire safety responsibilities are understood, managed, and reviewed in line with legal and regulatory requirements.

Solid fuel appliances and fires
Solid fuel appliances should be professionally installed and used safely by following some simple guidelines. You must:
- Ensure they have proper ventilation.
- Have regular safety inspections, cleaning and sweeping the chimney.
- Use the correct fuel as recommended by the manufacturer and labelled “Ready to Burn”
