Rechargeable Repairs Policy
Bernicia tenancy agreements allows for tenants to be recharged for damage that occurs to properties as a result of wilful actions or out of neglect. This policy ensures the efficient and effective management of the company’s housing stock, providing well-maintained houses for all tenants and ensure that expenditure is managed effectively.
One Off Emergency Property Works Procedure
As your landlord we want to keep you safe and your home in good order. Here’s what you can expect from us when your property needs an emergency repair.
In situations where tenants may have to meet andditional financial outlay or suffer a loss in services provided because of action or lack of action taken by Bernicia, we may provide compensation. This could include:
- Major improvements
- Programmed works
- General repairs – damage to decoration
- Loss of services
- Where a complaint is upheld

Compensation for Improvements Policy
This policy covers compensation for damage caused to decoration as a result of action carried out by the group or its contractors.
