Shared Ownership

This scheme offers brand new homes for sale on a part buy / part rent basis and aims to help people who cannot initially afford to buy a suitable home outright. It allows you to purchase a property at shares between 25% and 75%. The share you purchase is funded by you - if you need a mortgage which you will arrange this with a bank or building society. The remaining share is rented from Cheviot Homes.

Shared Ownership Eligibility

Shared Ownership is aimed at helping people in housing need who are unable to purchase a property on the open market.

We give priority to applicants who fit our basic eligibility criteria which includes:

• Your household earns £60,000 or less
• You’re a first time buyer (or you used to own a home, but can’t afford to buy one now)
• You rent a council or housing association property
• Serving military personnel

In addition we are only able to sell to buyers who meet the following criteria

• Must be over 18 years old
• Be a British citizen(s), have permanent leave to remain in the country, or be from the member states of the European Union and currently working or living in the UK
• Are not able to afford to buy a home outright on the open market
• Have sufficient savings or access to funds to meet the one off costs of buying a shared ownership home, and access to funds or a mortgage for their share of the purchase
• Can show their ability to afford the total monthly outgoings of a shared ownership purchase including our monthly rent and service charge
• Application approved by Help to Buy North East Yorkshire (or similar agent) in line with Homes and Communities Agency funding guidance

Resales

Resale properties are Shared Ownership homes which were originally sold by the Association. If the current Shared Owner wishes to sell their property, we provide a service to help them identify a purchaser by advertising their home on our website.

Bernicia has a responsibility to ensure all applicants for Shared Ownership properties are able to sustain home ownership in the long term, and are allocated a property suitable for their immediate and medium term needs in line with our Sales and Exclusion Policies. Copies are available on request.
